This site is the .ca counterpart to the detached-homes spotlight, angled toward pricing and investment fundamentals specifically for single-family buyers. Townhomes are listed because they are part of the same release. The questions this page is built to answer are detached questions: what will a freehold lot cost, what will the price per square foot look like against existing Bolton resale, and how much cash sits in deposits before occupancy.

A detached pre-construction purchase is usually screened in three layers: the advertised opening price, the lot-premium stack that moves a buyer off that opening price, and the interior size that turns the total into a dollars-per-square-foot figure. None of those three inputs exist for Bolton Place as of September 6, 2026. Without size, a headline price is not comparable to a 2,200-square-foot resale on an established Bolton street. Without a premium schedule, the advertised number is not the number a household actually writes.
Deposit timing is the second missing layer. GTA freehold launches often pull a substantial share of the purchase price across 12 to 24 months before closing. That schedule is the cash-flow story for an end user and for an investor. It has not been announced. Occupancy is equally unpublished, so holding-period math — how long capital sits idle, how long a construction mortgage or rent-back might run — is guesswork if anyone tries it today.

End users and investors should also keep assignment, levies, and occupancy in the same blank column. An assignment profit story needs a purchase price and a closing window. A levy cap needs a schedule. A carrying-cost model needs an occupancy year. None of those have been published. Caledon Station, as used in municipal planning documents, is a large secondary-plan area generally bound by The Gore Road, King Street, and Humber Station Road. The same broader geography is associated with a multi-builder, thousands-of-homes master plan led by Argo Development Corp.
If Bolton Place sits inside that master plan, a detached buyer is comparing Opus Homes against other builders on the same street grid, amenity package, and phasing. If it sits beside the master plan, or simply shares a marketing phrase, the comparable set is different — other Bolton freeholds, not the builders on the same block. That distinction has not been independently confirmed. This site will not collapse the two into one community, and it will not copy parkland or GO- station claims from the larger master-plan marketing onto a Bolton Place lot.
